What this question trains
This question tests your understanding of a core REIT performance metric and the logic behind adjusting reported earnings for real estate businesses. In investment banking interviews, candidates are expected to know that accounting earnings can be distorted for property owners because depreciation, asset sales, and ownership structure do not always reflect the underlying operating performance of the portfolio. The interviewer wants to see whether you can explain how FFO gives a more useful view of recurring operating results and how it relates to other cash flow and earnings measures without relying on the standard income statement alone.
It also checks whether you can place FFO in a broader valuation context. REIT interview questions often focus on how leverage, non controlling interests, and other financing claims affect the way performance should be analyzed. A strong answer shows that you understand why industry specific metrics exist, when they are more informative than GAAP net income, and how analysts use them to compare REITs on a more economically meaningful basis.
